Everytime I go to bangkok or chiangmai, I gave the minimum tips to the boy and not mamasan. The mamasan only gets the room rate.
eg. In hero, bangkok I gave 600 baht (room rate) to mamasan and minimum 1000 baht to boy directly (depending on the boy's performance). A few times, i didn't pay any tip to both boy and mamasan if the boy's performance is really bad. I just pay the room rate....
But it just might be the case that your new massage center is 'up-class' ?

Well not a misunderstanding. My local friend who went to this venue and alerted me to the place was shown the usual menu, which said 60 min oil or cream 1,100Baht. He says he responded with a comment that the price was quite expensive, mamasan or owner (I don't know which one) quickly explained that the 1,100 covered the fee to the house (the room charge as you call it) plus minimum tip of 600Baht, but boy doesn't get the mimimum tip until customer has confirmed he's satisfied.
I haven't visited any massage venues other than HERO in Bkk for perhaps 2 years so maybe I am of touch with prices / procedures etc.
My local friend has since mentioned that more and more venues, all locations, state or have a sign saying 'The minimum tip to the massage boy is .....Baht'. A couple of friends have mentioned they have asked 'what does the mimumum tip cover' or similar questions. Answer seems to be 'it covers the tip for the massage, anything more you must pay an extra tip'

Not necessarily all that releveant but 99% of gay escort agencies in Japan have a similar approach, 99% of venues insist that the customer pay in advance at the venue / office or by credit card over the phone, and the total fee paid (in advance) covers the tip to the boy.
Fee is by the number of hours booked, and where the boy has to travel outside the customer is expected to call the agency (they have staff at their office all night) to confirm the boy has left and the service was satisfactory. The boy is also expected to call his master and confirm he's on his way back. The boy knows he must call within a few minutes of 'times up' and must go to the office immediately, and if he's back within a reasonable time he gets his full tip. If he's late he will be accused of giving the customer extra free time or similar and possibly get penalized.
I didn't call the first time I did this (I misunderstod) and within a few minutes of the boy leaving my hotel (he left exactly on time) his master called me and asked to speak to the escort boy. I explained that he had left the hotel, the master then said the boy had already called him to say he was on his way back. The master then asked If i was satisfied and I said I was.
I know for a fact (again personal experience) that if you offer an extra tip to Japanese escort boys they will politely but strongly refuse, I also know that Japanese customers never offer an extra private tip to the boy.
69 in CM seems to be a well organized and quite nicely set up venue (how long this will last perhaps another question). Hi-so? Not really.
